A single board for the zone's sales effort. Each enquiry carries the investor's sector, intended use, the site they are interested in, planned capital expenditure and jobs, a priority, an owner and a next action — so the pipeline reads as a forecast of what the zone will become, not a list of names.

Five stages, one definition of each

Enquiries move through Enquiry, Qualified, Due diligence, Offer and Allocated (or Lost), and each stage has a plain description of what must be true to enter it — a fit confirmed and a site identified, KYB and financials in hand, an offer letter issued. Every zone officer works to the same definitions, so the board means the same thing to the chief executive as it does to the person who logged the call.

Capex and jobs travel with the enquiry

Planned investment and employment are captured at the first conversation and refined as diligence proceeds. The dashboard totals them by stage, which gives management a committed-versus-prospective view of the zone's economic contribution without anyone compiling a spreadsheet.

Ageing and next actions

Each card shows how many days it has sat in its current stage and the next action with its owner. Stale enquiries turn red. Notes are kept on the enquiry itself, so when an officer leaves or an investor returns after a year, the history is there.

From enquiry to offer in one step

When an investor is ready, the officer raises an offer directly from the enquiry: site, premium, ground rent, service charge, lease term and conditions. Issuing the offer reserves the site; accepting it creates the lease. Nothing is re-typed.
