01 · Investor pipeline

Every investor conversation, from first contact to allocation.

A single board for the zone's sales effort. Each enquiry carries the investor's sector, intended use, the site they are interested in, planned capital expenditure and jobs, a priority, an owner and a next action — so the pipeline reads as a forecast of what the zone will become, not a list of names.

02 · Land allocation

The zone's land, precinct by precinct, site by site.

The land bank is the zone's inventory. Each precinct holds its serviced sites with area, status, premium, ground rent, service charge and utility capacity, so an officer answering an investor can say what is available, what it costs and what services it carries without leaving their desk.

03 · Leases & covenants

From accepted offer to a lease with its obligations tracked.

Accepting an offer creates the lease — term, rent, charges and the site — together with a standard set of milestones: payments due, compliance steps such as licences and environmental approvals, and development obligations such as construction start and operations commencement. The lease then carries those milestones through its life.

04 · Billing

Premiums, ground rent, service charges and utilities, billed and collected.

Finance raises invoices of each kind against a lease or an organisation, sends them, records payments as they arrive — in full or in part — and watches the ageing. Tenants see the same invoices in their portal, so there is one version of what is owed.

05 · Regulator reporting

The numbers a zone must report, produced by the system that runs the zone.

Land take-up, committed and realised capital expenditure, jobs, exports, covenant compliance and collection rate are computed from the live records rather than assembled at quarter end. Tenants submit their periodic investment returns through the portal; officers verify them; the regulator reads the result with a login of its own.
